Currently organised as two rooms, the current living room is in the original, pre-1950s farmhouse, and the dining room to the rear was added when the farmhouse was extended in the early 1970s.
The rooms will be separated by a wall. The current living room will become a study, retaining the beamwork and fireplace. The back room will continue as a dining room, with a new door inserted to the side wall, connecting through to the original diary.
View from the back of the current dining room, in the youngest part of the house. This room was added when the farmhouse was extended in the 1970s. A cement render was added to the external wall at that time. Cement and stone walls do not mix well. The render will be removed by sandblasting, and the wall will be repointed with lime mortar.
Hector coming through the internal door to the main hallway and stairs. The room on the rightside of this photo will be the dining room; a doorway is being added through the wall here, connecting the dining room to the original diary (which will be the bar).
The current garage/workshop runs along the rear of the farmhouse. The garage doors open onto the farmyard. This photo is taken looking into the garage from the garage doors, and shows the extent of the garage from the 1950s works and the 1970s extension. The doorway at the back of the garage (centre right of the photo) leads to the original diary, and then through to the hallway and stairs.
This is the view from the door that leads from the original diary. This space is being converted to kitchen and breakfast room space. The garage doors (in the centre of the photo) are being replaced with french doors. The 1950s garage will be converted to become the kitchen. New double doors (where the M&S bag is in this photo) will lead through to the living room. Three roof lights will provide increase light and views to this space.
The 1970s extension of the garage will be converted to a breakfast room. The garage doors will be replaced with french doors, which will open on to the farmyard.
The living room was the original two barns, converted to living space in the 1950s. This will be retained as a living room. The two windows to the front were the original barn doors; these are being converted to french doors. Plasterwork will be removed to expose the stone walls, and a wooden or stone floor will be introduced. To the left of Hector in this photo, a double doorway will be inserted, which will lead to the current garage/planned kitchen. The Artexed ceiling and cornice work will be removed.
The current master bedroom is directly above the current living room/planned study. It will be retained as the master. The fireplace (hiding behind the built in wardrobes) will be reinstated. A new doorway will be added to the adjoining back bedroom (bottom right photo). This room was part of the 1970s' extension. This will be converted to an open plan dressing room and ensuite.
Main guest room. The purlings will be exposed and floorboards will be exposed.
Second guest bedroom. Basin will be removed, purlings and floorboards will be exposed.
Current bathroom and separate toilet will be integrated to form a new guest bedroom, with bath and separate shower.
The current kitchen will be split, forming a boot room and hall space to the front and a plant room and pantry to the rear.
The hallway will be opened up into the planned boot room. A fireplace will be reinstated in the hallway.
The downstairs toilet will be converted into a shower room (which will be very handy for washing Hector when he gets muddy on his walks).
